Job Description

Summary
The Site Acquisition Manager is responsible for performing all aspects of the Site Acquisition process from site identification and qualification through the completion of zoning approval for multiple sites.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

• Coordinating with RF Engineering and Construction management to ensure timely and accurate completion of required tasks, while reporting progress to the Project Manager
• Completion of site candidate identification packages, A&E site design walks and other site/field visits with RF Engineering, Zoning, Construction Project Management and A&E Departments as required
• Negotiation of Lease, Amendment, License, Right-of-Way and/or Easement Agreements with property owners
• Completion of leasing packages and other documentation required by the client
• Researching and obtaining information regarding all applicable planning, zoning codes, and regulations affecting the development of a site
• Maintaining complete documentation related to all planning, communications, and actions on sites
• Preparing and completion of all necessary zoning applications and supporting documentation including written site description, justifications, plans and sketches, maps, and photo simulations
• Organizing and conducting presentations for neighborhood meetings or public hearings as required by local jurisdictions or as requested by respective property owner(s)
• Daily interaction with the RF Engineering and Construction personnel to ensure compliance with all client, landlord, jurisdictional, governmental and industry standards

Supervisory Responsibilities
This position has supervisory responsibilities; manages 1-2 subordinate site acquisition specialists. Is responsible for the overall direction, coordination, and evaluation of these units. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing.




Qualifications

• 5+ years wireless industry experience
• 5+ years Site Acquisition and/or Zoning experience
• 2+ years supervisory experience
• Strong background in the negotiation of leases within the wireless telecommunications industry
• Demonstrated leadership and understanding of Site Acquisition process and real estate and zoning laws
• Ability to read blueprints
• Must be able to comprehend legal documents such as, but not limited to, legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies and CAD drawings
• Ability to provide quality audits for project and site specific documentation
• Advanced proficiency in MS Office including Excel and Powerpoint
• Excellent organization, written and communication skills
• Well-developed time management skills – multi-tasking and able to prioritize
assignments, duties and daily work
• Self-directed and results oriented
• Self-motivated and able to deal with a fast-paced environment and meet deadlines
• Strong, supportive, flexible team player


Education and/or Experience
Bachelor’s Degree (B.A. or B.S.) or equivalent with work experience
